Hard Money, Private Money, Private Lending
The Appraiser who
walked a mile in your shoes,
…AND Your Client’s Shoes
Appraiser, Nathan Bernhardt, has extensive past experience in buying and evaluating investment homes for resale, as both an investor and a past employee of a private lending company. Nathan understands the unique visionary nature of these transactions, and is comfortable with both as-is values, and throwing the ball to where the receiver will be (as-repaired values or ARV).

Timelines are paramount in private money lending and these transactions are given priority for fast closings.
Having had “skin in the game” completely changes an appraiser’s ability to see value in these entrepreneurial projects.
Appraisals for private money loans are different than traditional appraisals. Many investors are accustomed to using an appraiser as the sole determiner of value of a loan. In most bank transactions, that is the case because the banker or loan officer lacks the time and expertise to evaluate all forms of collateral.

Private Money Loans, or hard money loans as they are sometimes referred to, are different. If you are investing in a private money loan, the best form of protection you have is to make the determination of value yourself. You don’t have to be an appraisal whiz-kid to figure out what property is worth. You do have to know the tools to use and the best way to make a value determination.
Nathan Bernhardt is the right appraiser for private lending…
Period.
